A land charge search is very simply a way of telling whether there have been any planning decisions or other obligations attached to a piece of land or property and is usually requested when a property is about to change hands.
On the Isles of Scilly all searches are done in one department because we are a very small unitary council. As we are a water authority, we don't have to send off searches to the local water company.
What does a search consist of?
The legal forms of enquiry for the basic search are the LLC1 and Con 29 Part 1. The LLC1 requests a search of the Local Land Charge Register to show any restrictions upon that property or land. The Con 29 ask questions about past development of a property and the surrounding area.
How long do they take?
A search can usually be completed in 5 days, depending on how many questions have been asked and how much information there is related to it. The National Standard is 10 working days and all searches should be completed in this time - from the date of receipt to the date of returning to the applicant.

From April 2008 the charges are as follows:
